This was a project in Cottingham, near Corby, where our client wanted to remove some internal walls to make her kitchen and dining area more spacious and ‘open plan.’ Certainly not a task for the faint-hearted, but one that we just loved seeing it through to completion.
Ceiling joists laid into the load-bearing walls above had to be propped up using steel ‘Acrows’, the walls carefully removed then the steel RSJ’s inserted.
This project definitely wasn’t one of the easiest to complete. As you can appreciate, having to remove 2 internal load-bearing walls meant extreme care had to be taken. Especially in a building over 100 years old.
The RSJ’s had to be packed up using a non-combustible (steel shims or slate) material and gaps filled with dry-packed sand & cement mortar.
Before the RSJ’s were clad with plasterboard, Corby Building Control had to visit to ensure everything was carried out to current building regulation requirements.
After Building Control approval, we had permission to clad all RSJ’s with 12.5mm plasterboard and a new plaster skim finish to offer 1 hr fire protection. As steel beams can buckle and distort with intense heat, cladding with 1 hr fire protection should give enough time for occupants to vacate the property in the event of a fire.
